When we first meet, we get on the same page about budget, timing, and how we’ll work. You leave with a plan, not a pitch.
Then you get pre-approved — I can intro you to local lenders, including VA specialists. We search with a purpose and tour together. From there it’s the offer, inspections, underwriting, and keys. Typical contract-to-close is about 40–55 days.
I don’t tour houses with you until an Exclusive Buyer Brokerage Engagement Agreement is signed. Open houses are the exception.
